|  |  |      Press Releases     10/31/07 TROOP FORMS ‘FRACTIONALIZED OWNERSHIP’ UNIT; EXPANDS PRICEY VACATION BEACH HOME ACCESS MOORPARK, CA – Declaring its desire to expand ownership of often out of reach vacation beach homes to a broader market segment for one of the first times in Ventura County, Troop Real Estate, Inc. announces the formation of a “Fractionalized Ownership Division” that allows buyers to independently acquire shares in prime properties.  Tony Hershman and Bryan Sexauer, veteran agents for Troop Real Estate, Inc. in Moorpark, are directors of the new division, reports Laura Lee Anthony, general manager of Troop.  “We all know that most vacation homes are only used by the owners a small percentage of the time.  What we do is divide up certain luxury vacation homes into one-sixth or one-eighth shares and sell these shares as Tenant In Common (TIC) interest.  This entitles each owner with either six or eight weeks per year to use their luxury vacation home, or rent it for income, ” said Hershman.  Hershman added that “it’s a lot easier to purchase one-sixth of the home than the entire home, particularly in high priced areas like Hollywood Beach.   Also, no one typically spends more than eight weeks at a  vacation home.  Meanwhile, the sellers...
